Q: Will you be posting my home on the MLS (like a real estate agent) or do you purchase it directly? 

A: This is a great question! Here's the answer… We are not real estate agents and we do not list houses for sale. We are experience real estate investors and buy houses in cash.  No financing to worry about, and no third parties to deal with.  We buy your house directly from you so you get your money fast and without hassle. The only catch is that we only buy houses that meet our special criteria, but if you've made it here your home likely fits the bill. Once we buy a house we typically make repairs and resell it or keep it as a rental ourselves. 

Q: Do you pay reasonable prices for properties? 

A: A significant number of the houses we buy are beneath typical real estate market standards.  In other words the houses are experiencing some wort of distress, either financial difficulty, physical damage, or otherwise. For this reason we are hoping to get a reasonable markdown on a property. Q: How do you decide a price for my property? 

A: Incredible question, and we're an open book: Our procedure is extremely clear. After taking a look at your property and the necessary repairs needed to bring your property back up to market standards.  We then research multiple properties nearby that have recently sold. Q: Are there any expenses or commissions to work with you?

Q: How are you not the same as a real estate agent? 

A: Realtors list properties for sale on the open market and assist the home owners in finding a potential buyer.  The agent conducts showings and open houses to find qualified home buyers (this process normally takes 6-12 months in most markets, before an offer is even received) and afterward they take a commission as compensation for their efforts to secure a buyer. As a rule, the realtor's commission payment is 3-6% of the sale price of your home (for example on a $100,000 home sale, you'll pay between $3,000 – $6,000 in commissions to a specialist). The truth is, most realtors are motivated by commission and thus will list as many properties as possible… leaving little time to actually market your property to buyers and when they do receive an offer will encourage sellers (like you) to take the deal even if it's below market value.  What this means is often times your property will sit on the market vacant while you continue to pay a mortgage only to receive an offer months down the road that is lower than what you want to sell for.
